One advantage of end of lease cleaning is that the furniture has often already been removed. That gives us excellent access to the carpet. Areas that were previously underneath beds, sofas and other furniture can be cleaned without working around a fully furnished room.

It also allows us to see traffic patterns and staining that may have been hidden during the tenancy. If possible, scheduling carpet cleaning after most furniture has been removed can make the process more straightforward.

When should I book the carpet cleaning?

Where practical, carpet cleaning is usually best scheduled toward the end of the move. Ideally, most furniture and belongings are already out of the property. That gives us clear access to the areas being cleaned and reduces the chance of freshly cleaned carpet being immediately walked over by removalists carrying furniture and boxes.

If your timing is complicated, tell us. We can work out the most practical point in the moving schedule.

End of lease does not mean rushed cleaning

A vacant property might look simple, but the same professional process still applies. We do not skip preparation simply because the keys are being returned tomorrow. Our end of lease carpet cleaning follows our cleaning standard.

Inspect the property

Before cleaning begins, we inspect the carpet and identify areas that may require additional attention. We look at:

Dry-soil preparation

Vacuuming removes a significant amount of loose material, but fine soil can remain deeper in the carpet. Dust, grit, sand, hair and other particulate material gradually settle through the pile during normal use. Proper dry-soil preparation helps the wet-cleaning process work more effectively.

Pre-treatment

Appropriate cleaning solution is applied where required to loosen accumulated soil from the carpet fibres. High-use areas such as:

  • living room pathways
  • bedroom entrances
  • areas near doors
  • the space in front of sofas

may need more attention than lightly used sections of the property.

Stain treatment

Individual spots and stains are assessed separately. Depending on the property, this might include:

We carry spotting products for different types of staining. We do not expect one generic carpet detergent to solve every problem.

Once appropriately prepared, the carpet is professionally extracted to rinse away suspended soil, cleaning solution and moisture. Where access allows, we generally use our truck-mounted hot-water extraction system. For apartments and difficult-access buildings, we carry a high-performance professional portable extraction system that can be taken directly into the property.

Additional extraction

Where appropriate, additional extraction passes are used to recover residual moisture. This is particularly useful when a property needs to be ready for final inspection, key handover or other moving arrangements. Drying time still depends on the carpet and environmental conditions, so we will provide practical advice when the job is complete.

Final inspection

We inspect the cleaned areas before packing up. If a visible mark remains because we believe it represents permanent wear, bleaching, colour loss or fibre damage rather than removable contamination, we will explain that.

Professional cleaning can remove soil. It cannot manufacture new carpet fibres.

Stain treatment before moving out

Stains are often one of the biggest concerns at the end of a tenancy. Maybe you know exactly what happened. Maybe you have been strategically positioning a bedside table over the mark for eighteen months. Either way, tell us.

Knowing what caused the stain can help us select an appropriate treatment. If you know what products have already been used, that information is useful too.

Many stains can be removed or substantially improved. Some cannot. We would rather tell you the truth about a permanent mark than repeatedly attack the carpet trying to make the impossible happen.

Pet stains and odours

Pet contamination deserves particular attention before a rental property is handed back. Urine can travel beyond the visible carpet fibres and into:

  • carpet backing
  • underlay
  • flooring underneath

A small visible mark can therefore be part of a larger contamination problem. If your pet has had accidents in the property, tell us when requesting the quote.

Useful information includes:

  • dog or cat
  • whether incidents occurred once or repeatedly
  • approximate age of the contamination
  • whether there is still an odour
  • anything previously used to treat it

Furniture marks and flattened carpet

When furniture is removed, carpet can show areas that look dramatically different from the surrounding pile. Heavy furniture may leave indentations. Areas that were covered for years may appear brighter than exposed sections. Traffic lanes may look flatter because the carpet fibres have experienced repeated use.

These are not always cleaning problems. Professional cleaning can remove soil, but it cannot necessarily reverse:

End of lease cleaning in terraces and multi-storey homes

Stairs are not automatically a problem for our truck-mounted system. Where the van can be positioned sufficiently close to the property, our hoses can reach many multi-storey homes.

In suitable properties, hoses can be routed carefully through the house or, where appropriate, through an accessible window to reach upper levels. The number of storeys is usually less important than the practical access between the van and the carpet.

Wool carpet in rental properties

Some rental homes contain wool carpet, particularly older properties and homes with higher-quality floor coverings. Wool requires appropriate cleaning products and technique. We identify and assess the carpet before deciding how to treat it.

End of lease pressure is not a reason to use overly aggressive chemistry on a natural fibre. The material still comes first.

Do you guarantee my bond?

No. We professionally clean carpets. We do not control the condition report, property manager, landlord or any other part of the tenancy process.

We also cannot responsibly guarantee that every stain or form of permanent carpet damage can be removed. What we can promise is a cleaning process, appropriate equipment and products, careful workmanship and honest advice about what the carpet can realistically achieve.

Can you provide an invoice?

Yes. We can provide an invoice for the cleaning work carried out. Keep it with your moving records if you need documentation of the service.

What information do you need for a quote?

The more useful information you provide, the easier it is for us to understand the job. Tell us:

When should I have the carpet professionally cleaned?

Where practical, after most or all furniture has been removed and before final handover is usually convenient. The exact timing depends on your moving schedule.

Can you clean the carpet on the same day I hand back the keys?

Potentially, depending on availability and drying requirements. Booking ahead is much safer than relying on a last-minute appointment.

How long will the carpet take to dry?

Drying depends on the carpet fibre, construction, humidity, temperature, ventilation and amount of treatment required. We use extraction and avoid unnecessary overwetting. We will give you drying advice after the clean.

Can you remove every stain before my final inspection?

No professional cleaner can responsibly guarantee that without first assessing the carpet. Many stains can be removed or significantly improved. Permanent bleaching, fading, colour loss and physical fibre damage cannot simply be cleaned away.

Can you remove pet urine?

Pet contamination can often be treated, but the result depends heavily on how deeply the urine has penetrated. Contamination in underlay or flooring beneath the carpet may require more than normal carpet cleaning.

Do you provide a receipt or invoice?

Yes. We can provide an invoice for the cleaning service carried out.

Do you provide complete end of lease cleaning?

No. We specialise in carpet and upholstery cleaning. We do not pretend to be an oven cleaner, window cleaner, bathroom cleaner and carpet specialist all at once. If you need the carpet professionally cleaned, that is the part we take care of.

Do you clean empty properties?

Yes. Vacant properties can be particularly convenient because we have clear access to the carpet.

Do I have to be at the property?

Not necessarily, depending on how access has been arranged. We can discuss keys, access and payment arrangements before the appointment.

Can you collect keys from my agent?

Potentially, depending on location and arrangements. Discuss this with us when booking rather than assuming access will be possible on the day.

Can you clean an apartment after the removalists leave?

Yes. That can be an excellent time to clean because the furniture is out and the carpet is accessible. Make sure any required lift or contractor access arrangements remain available.

Can you clean stairs?

Yes. Carpeted stairs can be included in the quote. Tell us how many flights are involved.

Can you clean a multi-storey home with the truck mount?

Yes, in many cases. Our truck-mounted equipment has substantial hose reach where suitable vehicle access is available.

Can you clean high-rise apartments?

Yes. Our professional portable extraction system allows us to service high-rise properties where truck-mounted hose access is impractical.

What if the carpet is already damaged?

We can still professionally clean carpet that shows wear or damage, provided it is appropriate to do so. We will distinguish between removable soil and conditions that cleaning cannot reverse.

Should I try removing stains myself before you arrive?

If the spill is fresh, careful blotting can be sensible. Avoid aggressive scrubbing or applying several different cleaning products. If you are unsure, contact us first.

How far ahead should I book?

Moving periods can become busy, so booking ahead is sensible whenever you know your move-out date. Last-minute availability cannot always be guaranteed.
