Jannali sits in a pocket of bushland between Como and Sutherland, with the station at the bottom of the hill and streets climbing away from it in both directions.

Homes here are mostly freestanding on sloping blocks, a good number of them split level or with the garage underneath, and bushland reserve backing onto a fair few.

Backing onto bush means dry leaf litter, bark and fine grit coming in constantly. It is the abrasive kind of soil, and it does far more quiet damage than the occasional spill.

Sloping blocks mean stairs, and stairs take the heaviest traffic in any house. We clean them as part of the job rather than as an afterthought.

It means more dry grit than most homes. Good news in one sense, because dry soil extracts well once it is properly loosened.

Do split level homes take longer?

A little, and different levels dry at different rates. We will point out where to concentrate airflow before we leave.

Do you charge extra for stairs?

We price the job as a whole rather than adding surprises, but stairs take time, so mention them when you book.
