Dee Why is the commercial centre of this stretch of the beaches, with a beachfront, a lagoon behind it and a dense band of apartment buildings between the two.

The unit stock runs from red brick walk-ups of the sixties through to recent towers along the highway and the beachfront, with freestanding homes on the streets climbing away from the centre.

Two things arrive together in a beachside apartment. Fine sand comes up on feet and towels from the beach, and the salt air means windows stay open, so airborne grit settles alongside it. Both work down into the base of the pile where a vacuum will not reach.

Most of the work here is portable extraction, up through the building rather than hoses from the street. The houses further back are a truck mount job.

It removes what has already worked down into the pile, which a vacuum cannot. A coarse mat at the door and shoes off inside will slow how fast it comes back.

Do you need building access arranged?

For the newer towers, usually. Most want a lift booking and dock access, so pass on whatever your building requires when you book.

How long does a two bedroom unit take?

Usually a couple of hours for the carpeted areas, longer if there is heavy soiling or furniture that needs shifting. We will give you a realistic window rather than an optimistic one.
